Plumbing Plans of a Sanitary Suburban Homestead.

HAT more beautiful sight than the harmonious family gathered round the open-grate fire in the comfortable living room or seated round the real old dining table, bounteously supplied with inviting delicacies, and each member unselfishly doing his utmost to please and satisfy the other, not only in this one respect but by every little kind deed, every day, year in and year out! Isn't it beautiful? This is what makes great and good men.

But not assuming this to be fictionhow far more pleasing and satisfying for the harmonious family to know that it is domiciled not only in a cozy cottage but in a sanitarily constructed suburban homestead, wherein every plumbing fixture is of the very best sanitary construction, every fitting and pipe sound and true, every thread and joint made with care.

Yes, we are gradually coming into our own; and those of us not possessing one of these homes of culture have bright hopes, for the future must bring this kind

of achievement to the young generation reared in this wholesome way.

The accompanying illustrations (Plates 1, 2 and 3) are plans, sections and exterior front elevation of a quite reasonably constructed suburban residence. The major part of these sketches refer to the sanitary plumbing installation, but we have also lightly touched on other features quite necessary in the interpretation.

As most of us have had more or less domiciliary experience, we shall refrain from further reference and immediately pass on to the practical side, beginning with Plate 1, the first-floor plan.

The front entrance is directly in center of main part of house. On the left of the spacious hall is the commodious living room, with large fireplace, music and library departments. Six large windows voluminously admit pure air and sunlight. There are no veranda roofs obstructing these two most essential requisites.

To the right of the main entrance hall is the ample dining room, with fireplace,

china closet (the ladies' pet), recess for portable or built-in buffet, and large window area. It will be noted that the dining room, as well as the living room, is designed symmetrically.

Immediately to the rear (at left) of dining room is the butler's pantry (another special pet of the lady of the house). In this is placed a specially made, highly polished and sanitary sheet-copper, or other equally as durable metal, pantry sink, supplied with hot and cold water through gooseneck fittings, allowing ample space for washing frail china or cut glass pieces.

Why these pantry sinks are of this material is because here is usually the place used for cleaning choice china, and the cracking or chipping of it is less liable than if it was to come in contact with heavy, solid vitreous ware.

To the right of this pantry is the kitchen, containing a porcelain roll-rim sink with high integral back and porcelain standards or supporting legs.. The sink is furnished with hardwood "mat" and drip board.

In partition between kitchen and pantry there is an opening, permitting the convenient passing of dishes, etc., to and fro. The kitchen has a double floor, the upper hardwood, and the walls to a height of five feet or more are tiled white.

At the rear of the main entrance hall is the master's "den" (the only part of the house he may call his own), adjoining which is his private toilet, containing a silently flushed water-closet and a porcelain corner lavatory. The floor and walls of this compartment are tiled. Fresh air and light are admitted through the long window in rear wall. The lower sash of this window might be glazed with translucent glass. Instead of a door between toilet room and den we might hang a rubber, asbestos or canvas curtain.

The arrangement of these first-floor plumbing fixtures is such that direct and easy connections are possible for the branch soil and wastes to the four-inch main soil line and the back air vents to the threeinch main vent line.

We shall now consider the second-floor plumbing plan, or Plate 2.

The master's bathroom is directly in center of second floor at front and immediately adjoins his chamber. It is equipped with all-porcelain lavatory, silently flushing water-closet, built-in bathtub and built-in shower and shower receptor. A tiled partition separates the bath and shower. The floor and walls are tiled to a height of six

or seven feet. Two windows supply ventilation, and between jambs is placed a mirror, with white-enameled dressing table directly in front. The wastes have rather a direct connection with soil line, and the vent also, except the lavatory vent, which, on account of the two doors and windows, passes the long way around the room but at the same time producing satisfactory results.

To the right of the main stairway is another bathroom similarly constructed in regard to its plumbing fixtures, tiled floor, walls, etc.

In the hall, at right-hand end, is located a slop sink of porcelain, with trap standard. The surrounding floor and walls are tiled and, instead of boxing this fixture in and reducing elbow room, we have run a curtain from wall to wall, which permits of ample working, rinsing room, etc.

These slop sinks are most necessary. Where we do not have them, moppings, etc., must be emptied into a water-closet and before we are aware of it the fixtures are discolored and even broken.

By viewing this plan you will notice that both four-inch soil "lins" are on an even line, discharging directly down and into the home drain shown on cellar plan (Plate 3), which we shall now consider.

The main sketch is a cross-section from front to rear of house, presenting most of the piping and presenting it quite sanitarily correct. The master's bathroom is shown

with four-inch soil line extending through center but really enclosed in partition. Directly under is an insert showing a front elevation of the most sanitary, or built-in, bath and shower. The shower compartment is provided with a glass door, which is indicated on the sketch.

In the center of section is shown the three-inch waste line for slop sink, only this line is increased to four inches before passing through roof. The insert at top shows a modern practical and substantial roof flange especially made for this class of work.

The other bathroom on second floor is shown, under which is the master's private toilet, an insert to the left showing the end view.

In the cellar is shown the laundry washtray fixtures (side and front views), and in the right-hand margin of sketch is shown the kitchen and butler's pantry sink. From this section we can get some idea of the arrangement of piping, fixtures, etc., necessary in a sanitary suburban homestead.

In the upper right-hand corner of sketch (Plate 3) is a drainage plan of the cellar and to the left of this the front elevation.

Illustrations speak louder than words, and by giving a little thought and consideration to the accompanying sketches we shall find that they work out quite harmoniously, not only from a sanitary standpoint but architecturally as well.
